San Antonio, TX. Jason W. Bridgman owner of Bridgeman Property Management LLC
implemented the tenant Security Deposit Return Guarantee Program explaining it is a win-win
for all parties. You see tenants want and expect to be refunded 100% of their security deposit
and as a property manager I want to refund every penny of it to them. Being able to return
100% of their security deposit is what all parties want including the owner; it means that minimal
work is required to get the property back on the market and rented.
San Antonio, TX. The Birdy Team lead by Brian Birdy has managed to double in size the last 3
years running. Brian and his team not only manage their owners properties they manage the
tenants as well. To avoid any conflicts with the owners or investors he advised them that all
inspections would be performed by a certified 3rd party inspection company. In short, owner
especially those who reside Out of State seem to take the information better coming from an
independent inspector and are quicker to make the necessary repairs and improvement on the
property thus protecting their investment as well as improving the quality of live for the tenants.

Fort Worth, TX. The Quest team working with their 3rd party inspection provider tailored a
program that best met the need of their clients and guaranteed their success. Their program
allows for the quickest turn around in getting a property back on the market, as well it allows for
documentation of the necessary work performed in preparation for the next tenants. There
system allows for properly documenting deposit with holdings and maintenance performed. Their
program focuses on protecting the owners investment while providing a certain quality of life to
their tenants.

Saginaw, TX. Starlyn Smith heads up their Property Management Team and has developed a
program that they leverage to protect all parties, the key to the program is utilizing the trained
eye of an unbiased 3rd party inspector for documentation. This leaves no doubt in anyone's
mind as to the condition of the property and it prevents deposit disputes and possible future
litigation. Her focus is to avoid any misunderstandings while protecting and managing investment
properties for her clients as well as the health and welfare of her tenants...providing quality
housing.

used throughout the PMIS organization. In 2011 Bill successfully completed over 1000

Leo Morgan of Flower Mound, TX is an Independent Inspector/contractor who's focus is on
speedy up the inspection process while maintaining or improving the quality of the inspections.
Leo stated, " The inspection process is Solid"..."So I focused on the equipment". After an
extensive study of cameras Leo realized that most inspectors were using a camera that had a
cycle time of 6 to 9 seconds in between shots. By selecting the right camera and using the
"Burst" mode inspectors could reduce that time to....how fast can point. When you are taking
100 to 130 pictures per inspection, 5 to 6 inspections a day, 5 to 6 days a week...you do the
math.
