Have you ever wondered if the Property Management Company you
hired, is really doing those agreed to Inspections? Here is why most of
them do not do them.  
The Math:
A property manager managing 150 doors and claiming they are providing
quarterly inspections = 600 inspections.

The average inspection including drive time, picture taking and filling out
the report = 2 hours.

600 inspections x 2 hrs = 1200 hrs or 1200hrs/40hr week = 30 weeks.

The cost of fuel, along with ware and tare on their vehicles as well as all
that time lost they could be GROWING their business has a negative

and ears and it is extremely important to you that they are strict about
scheduling regular inspections. The fact is many just don't have the time
and it is that part of the job they hate doing the most.  Many owners don't
understand how much damage a bad tenant can cause in a short period
of time. There is a natural tendency to assume that as long as the rent is
being paid on time and there are no complaints everything is going well.

Don't make assumptions or take anything for granted. Not only will
regularly scheduled inspections allow you to catch problems quickly, it is
also very effective at deterring undesirable tenant behavior.

Have you ever experienced a dispute when it came to the security deposit?

One of the biggest mistake any renter can make is assuming that their landlord or property manager will act in your
best interest after termination of tenancy.  Non-refund or only a partial refund of the security deposit is a common
issue most tenants will find themselves facing, even when the properties are left in immaculate condition.

So what can you do to prevent this from happening to you?

1.  If the property manager or landlord doesn’t provide you with a detail (20+ pages) written inspection report to
include 70 to 100 pictures, as to the actual condition of the property prior to signing the lease…Run, get in your car
and don’t look back.
2. Have an independent 3rd party inspection company document the property prior to taking possession or agreeing
to lease the property in question.  Keep in mind most home inspections companies will charge in excess of $200.00
for these types of inspections, where as, we are less than half that amount.

As your 3rd party inspection company the tenants and owners cannot be upset with you or your company for what we
find and report on in our inspections.  There is no need for the tenant or the owner to question you about the results
of our findings, be it holes punched in the wall, a door kicked in, a roof that has reached the end of its life
expectancy, or a hot water heater that is rusting out.  PMIS certified inspectors are unbiased in their inspections and
report only on the conditions at the time of inspection.

Actually some owners look at property manager’s recommendations with a jaundice eye and are more receptive to
recommendations or findings coming from an independent 3rd party.  As well, when tenants know that the property is
going to be periodically inspected they tend to take better care of it.
Some property managers use our inspections as a tool to get tenants who are habitually late with rent back on track.  
Tenants who are constantly late with their rent payments tend to cause more neglecting and/or cause more property
damage.   

Lets face it, we live in a very litigious society, that is why so many professional property management companies use
independent 3rd party inspections companies...They prevent litigation and keeps property managers in a neutral
position.
